Q. How do I know the tenant buyer will pay the rent on time at the end of each month?

A. Were responsible for sending you a check on the first of the month not the tenant buyer and we make sure all our buyers are pre-screened and qaulify for our program before they move in. 

Q. How long of a period is the lease agreemant for?

A. There is no standard length of time, typically tennant buyers like to buy time before buying a house so that length may vary. We work with many mortgage brokers who are sometimes able to get people financed after they have paid for six months or more on the home, but that time period can be shorter or longer depending upon the tenant buyer. However, we continue to make payments on the home while the tenant buyer qualifies for new financing.

Q. What happens if the tenant buyer chooses not to buy my home?

A. Our tenant buyers are pre-screened and must qaulify in order to be considered for our lease program. We look at credit history, financial status, and take in consideration their professional career before their selected to buy your home. Things like divorce, job transfer, death, can occur and prevent someone from buying your home. In situations like that we would continue making the payments on the home while we find another qualified tenant buyer. It's that simple.

Q. What if the tenant buyer decides to move out and later we find out there's damage to our house?

A. Those cases are very rare. Our qaulification process is in depth howerver if that is a concern we can request a deposit from the tenant buyer.

Q. How long does it take to find a tenant buyer?
A. While every market varies and depending upon the lease agreement we can have tenant/buyer in as little as three weeks.

Q. What happens if the tenant buyer cannot get financed to buy our home.

A. First Coast Management & Realty works with local Mortgage lenders on the first coast who may be able to assist tenants in these situations.
